Digitization for Property Management – analysis and recommendations for action based on Building Information Modeling

In the context of this thesis, it is examined under consideration of the factors time, costs, and quality, whether the application of the method of Building Information Modeling (BIM) brings an efficiency increase in property management. For this purpose, the maintenance process of the windows of a 3D model of a school created via Autodesk Revit is described in detail. To gain an understanding of the topic, relevant basics are first clarified. Here, the positioning of property management in the real estate industry is discussed and the influences of digitization on property companies are taken up. Including Autodesk Revit, BIM is explained, and its structured introduction is worked out. Finally, the basics will cover the status and promotion of digitization in property management. The concept will then apply the previously developed basics. Based on the literature, theses will be drawn up regarding the influencing factors time, costs, and quality to draw conclusions about the increase in efficiency. Then the chances and risks of the use of BIM in property management are discussed. During implementation, one of the core processes of property management – the administration of maintenance measures – is taken up using the BIM method and explained with the help of screenshots and explanations of the respective process step. The focus here is on the creation of component lists and the feedback of information after the maintenance measure. In the course of this work, it has been proven that the application of BIM increases the efficiency of property management.
